How to set the correct rent amount

November 15, 2015Chris Bump

Setting the correct rent amount for your property is very similar to pricing a property to sell. In both cases, you analyze the market to see what other places are selling and renting for in the San Diego area. You compare your property to these places and estimate a rent or purchase amount based on your particular property’s neighborhood, bedrooms, bathrooms, square footage, condition, amenities and other factors. This isn’t an exact science, but you can get a fairly close estimate just from using this method.

The problem is that it may be hard to find comparables in the San Diego area. You can always use free public online sources such as Craigslist, Zillow, Realtor.com, etc, but you probably will only find a few, if any, places that are similar to your own. This is where a property manager comes in handy. We have a large inventory of properties and many may be similar to your own. Also, we have access to a very large exclusive property management database that shows many more comparables in San Diego. We are able to use this data to estimate a very accurate rent amount.

By hiring Property Management Executives, you can be sure that we will use all sources available to make sure your property has the correct rent amount. Please feel free to call us to discuss how we can help rent your San Diego property.
